Lake Havasu Real Estate Market Report

Lake Havasu Real Estate Market Report November 14, 2012

Home values in Lake Havasu continued their upward course in October 2012 with the median home sales price up 18.1 % over October 2011 and the average sales price up nearly 15%.  The market is still much closer to the bottom than the top but it is moving in the right direction the past 6 months.
 
With overall Lake Havasu bank owned home  inventory on the decline in the area and throughout Arizon, 2013 is being projected by many real estate insiders as a potentially big year for continued appreciation. 
 
The number of single family homes for sale in Lake Havasu City has increased to just over 700 citywide however with 128 homes selling in October alone that still remains only 6 months of inventory.  In the sub $200K market the news is even better as homes are selling briskly in the entry level price ranges.  With the expected strong winter Lake Havasu should see home values continue to increase at least at a moderate rate however higher appreciation is being projected by some experts.  Time will tell the story.

LAKE HAVASU RENTAL MARKET
 
You may have already heard but the great news continues in the residential rental market.  The vacancy rate for residential rental homes remains incredibly low.  The Coldwell Banker rental department (the largest in town) remains nearly out of available rentals with a vacancy rate in October of only 3%.  Vacancy is nearly a non-issue for investors at this time as homes in good condition and with market rents in-line with competition rent nearly immediately.
 
OCTOBER MARKET STATISTICS
 
As for total YTD Sales;  Nearly 1400 residential homes and condos have sold in Lake Havasu City since January 1st....and that number does not include multifamily, vacant , commercial, or non-agent assisted sales. Including those numbers the totals are even higher.
 
Here are the key Lake Havasu Real Estate numbers from October:
  • October Lake Havasu property sales: 128
  • YTD Sales as of end of October:  1299
  • October Average Sales Price: $204,327 (up 14.6% year over year)
  • October Median Sales Price: $166,553 (up 18.1% year over year)
  • Average Days On Market: 82
  • Total Inventory of Single Family For Sale: 700

Lake Havasu Real Estate Market Update - October 15, 2012

The Lake Havasu Real Estate Market has made great strides during 2012 towards stabilization indicated by increasing market values year over year particularly in the sub-$200K market.

Here are some of the key numbers from September:
  • September property sales: 89
  • YTD Sales as of end of September: 1171
  • September Average Sales Price: $171,838 (up 7.8% in September year over year)
  • September Median Sales Price: $141,400 (up 1.7% in September year over year)
  • Average Days On Market: 84
  • Total Inventory of Single Family For Sale: 657
There is tremendous anticipation among the real estate community in Lake Havasu this year for the winter home buying season. This is largely due to reduced foreclosure inventory as well as the increasing market values noted above. It appears, particularly in the lower price ranges, that the market may even be slighltly undervalued at this point. Homes in good condition and priced well in this range sell very quickly and in most cases for very close to asking price.

The flip side of the coin is the Lake Havasu luxury market. Particularly homes priced from $350,000 and up. Although several homes each month are selling in the higher price ranges the inventory remains elevated versus the number of sales each month. There have been several notable sales recently however that indicate even the luxury market may be on its way to stabilization in 2013 however we still have some distance to go before that can be determined for certain. One thing hard to imagine however is pricing going much lower as the worst appears behind us.

The great news for the savvy homeowner however is the opportunity to take full advantage of these 2 opposite market dynamics. They have collided and literally create the perfect storm for the Lake Havasu homeowner considering trading up.

Take for instance if you currently own a Lake Havasu home valued under $250K but you have been considering buying a Lake Havasu golf course home, a larger home, or entering the luxury market in Lake Havasu. There are numerous buyers looking for a good home properly priced and between $100,000 and $250,000. At the same time, as a buyer in the luxury market you have the "pick of the litter" so to speak with far fewer buyers to compete with and numerous properties to choose from. Talk about having the ball in your court on both ends of the process.

    Lake Havasu Real Estate & Housing Market Update

    Year over year Lake Havasu City home values rose for the 4th straight month with the median sales price up 15.6% over the same period in July 2011.  

    With that said Lake Havasu home inventory crept up slightly to 562 citywide as of this morning however with 120 residential single family homes selling in July this still marks only a 3-6 month supply of homes in most price ranges and is not far from tipping the scales from the current buyer's market to a seller's market if inventory falls below 500 homes any time soon.  Time will tell.

    High end homes are the only exception and continue to have extended marketing times, however we are seeing some improvement in the luxury market with several notable homes selling over the past 90 days.  The good news is if you are considering trading up your home this is really the perfect storm.  Lake Havasu Homes for sale under $250K are in high demand making your current home very marketable however homes over $350K and particularly over $500K have much less buyer competition. No matter what your needs are nearly all indications suggest we have passed the bottom making this the perfect time to jump into the market and catch the next wave up. 

    In addition to the falling "for sale" inventory vacant residential rentals remain low as well which further documents the recovering housing market.  Our rental department (the largest in town with over 1000 homes currently rented) is literally running out of them with a vacancy rate around 3%.  And if you still don't believe housing is recovering in Lake Havasu, check this out:  1080 residential homes in Lake Havasu City have already sold this year...and that does not include multifamily, vacant , commercial, or non-agent assisted sales. Including those numbers the totals are even higher.

    Lake Havasu Real Estate Market Update


    Over the last few months our expectations were to see home values increasing in Lake Havasu and in fact the numbers continue to indicate that is happening. Overall values rose for the 2nd straight month with the median sales prices up 11.3% year over year in May 2012 and the average sales prices increasing even more up nearly 16%. With inventory remaining low, demand robust, and a general sense by many that the market is undervalued the trend is likely to continue.


    The number of single family Lake Havasu homes for sale is down to only 515 citywide as of this morning.  With another 155 residential homes selling in May and pending sales remaining high, home values will continue to climb as long as this dynamic remains in place. Nearly all indications suggest we have passed the bottom making this the perfect time to jump into the market to catch the ride up.  
    In addition to the falling "for sale" inventory vacant residential rentals remain low as well.   Our rental department (the largest in town) is literally running out of them with a vacancy rate in May of less than 5%.  And if you still don't believe housing is recovering in Lake Havasu, check this out:  820 residential homes in Lake Havasu City have already sold this year...and that does not include multifamily, vacant , commercial, or non-agent assisted sales. Including those numbers the totals are even higher. 
    We continue to say it month after month but with inventory down so dramatically the market is shifting before our eyes.  Only time will tell but considering entry level properties were selling at prices that rivaled the cost of many new automobiles how much lower did anyone expect it to go?
    More good news...The new Arizona State University campus is opening this fall with all kinds of construction going on at the new campus location in the center of town over the past few months.  Enrollment is approaching 100 students for the first year (more for the future), plus faculty and administration.  This is a very exciting time in our resort town.

    Lake Havasu Real Estate Inventory Shrinking

    Lake Havasu real estate news continues to improve with inventory shrinking again this month. The number of single family homes for sale in Lake Havasu City is now down to only 551 citywide as of this week. With another 174 residential homes selling in March and pending sales numbers remaining high Lake Havasu home values will start to climb as long as this trend continues.

    There is virtually no doubt the Lake Havasu market has bottomed unless something completely unexpected happens. In fact the very bottom has likely already passed.

    In addition to the f

And if you still don't believe housing is recovering in Lake Havasu, check this out: About 5 homes a day are selling in Lake Havasu City - Nearly 500 have already sold this year alone...and that does not include multifamily, vacant lots, commercial, or non-agent assisted sales. Including those numbers the totals are even higher.

    We continue to say it month after month but with less than a 6 month supply of Lake Havasu homes for sale and bank owned Lake Havasu foreclosure inventory continuing to trend downward the market has shifted. Only time will tell but considering entry level properties have sold in price ranges that rival the cost of many new automobiles how much lower could it have gone?

    The new Arizona State University campus at Lake Havasu will open this fall. Enrollment is going on now with expectations for about 200 students the first year, plus faculty and administration. This is a very exciting time in for this resort town.
