Lake Havasu City & Parker, AZ Housing Market Update
Last night I was listening to Dave Ramsey on the way home in my car and heard him talking positively about the real estate market. It was a welcome relief to hear someone in the media actually talking about what Julie and I have been seeing on the ground the past few months. Inventory in many markets is down and prices actually are on the verge of going up due to the simple economics of supply and demand in those specific markets. In our opinion Lake Havasu is definitely one of them. Only 62 foreclosures are available as of this afternoon and 100-200 homes are selling each month. Totally active inventory looks bright as well with less than a 6 month supply of homes for sale. Therefore, definitely don't believe all the negativity you hear in the media. The real estate market in western Arizona is certainly healing and ready for a rebound. Considering the low prices it only makes sense as the market is certainly undervalued and that's not even considering the fact Arizona State University is coming to town. What we know: Bank inventory has fallen drastically, buyers are actively searching out homes and purchasing them, and prices have definitely stabilized if not increased at least a small amount in certain price ranges. At the rate the market it going it won't be long before we start to see the very best deals in this lovely resort area of western Arizona fade off into the sunset. With so many optimistic things happening around the area the future looks bright for the Lake Havasu area.
